What will Spacial Solutions Ltd give you?

  • A full Arctitect's Consultation and Design Service covering any or all RIBA Work Stages.

How is it done?

  • I will take an initial brief, for which we ask you to prepare your thoughts & offer us any existing plans or drawings you may have, together with any previous planning history and constraints on the property.
  • With your permission, I will spend some time walking through the spaces and take some photographs.
  • Subject to the information provided we may require to revisit the property to take measurements.
  • We will work up conceptual ideas, sketches & plans, considering all the options.
  • We will arrange to meet with you to present the design proposals, leaving you with the ultimate solution for you to take forward to construction.

 

Where & when does the process take place?

  • The initial briefing will be 2 to 3 hours at the property.
  • The design process will take place over a period of weeks.
  • The design presentation meeting will be 1 to 2 hours on site covering all concepts and ideas.
  • The programme for a Planning and/or Listed Building Application can be discussed with you but normally proceeds over a three to four month period.

 

Moving forward with your design

 

The Detailed Design Stage:

  • Spacial Solutions offers a comprehensive detailed design service, producing a Working drawings and NBS Schedule Package.
  • The package itemises all aspects of the design and construction and will involve working with a Structural Engineer and possibly other Consultants.
  • A Full Plans Application will be submitted to Building Control. Once approved, this will provide you with the Certification of the building works required for future resale of the property.
  • Occasionally an Energy Assessor is required to prepare SAPs and other calculations to support the scheme. I can advise you, should this be necessaary.
  • The completed package may be used to acquire quotes from prospective builders or contractors and you will be assured that each quotation is prepared on a like for like basis, as they will be pricing for all items listed in the schedule and drawings.
  • Spacial Solutions offers advice and support in the preparation of all forms of JCT Contract for Building Works and supports the use of such a contract between client and contractor.

 

The Construction Process:

  • Once your builder is appointed you may feel confident that the project will run well without further assistance. However,should you prefer complete peace of mind, we offer an on site service, with site inspections, meetings, support and certificates of payment, through to practical completion, followed by snagging and clearing of the retention.

Fees:

  • The intitial design consultation and site visit is charged out at an hourly rate.
  • The analysis, design and construction process can then be costed up to offer you a fixed rate fee for each stage, which is reflective of the complexity of the design and carries no hidden costs.
  • Applications to the Authorities carry a submission fee which is paid by yourselves directly to your Local Authority.
